Our 1% Listing Offers Are 100% In Our Client’s Best Interest, Which Is A Claim Our Competitors Can’t Make

Our 1% MLS listings are truly unique and go beyond what other 1% brokers offer. Most 1% listing brokers make their offer only regarding the amount of commission the amount they are charging for the sellers portion of the commission. They then explain that youssince there actually is a strong probability that the final commission paid upon closing your sale’s transaction remains at just 1% total (about a 25% chance, since that is the probability of a real estate transaction in California having the same agent on the buy and sell side, agents in these transactions are referred to as having dual agency). When Jack Schoberg encounters a dual agency scenario his fiduciary duty remains with the seller and he will offer to assist the buyer in completing the logistics of the transaction, for no additional charge. He will not be negotiating for the buyer and will not be charging for services as a dual agent. Under this circumstance, the seller is able to complete the sale of their real estate for a total commission of just 1%.

Since dual agency is perfectly legal in California, most 1% listing agents won’t remain 1% when the chance for dual agency presents itself.

OPTION 1:
The best value available to get your home sold fast. Pay just 1% when your home sells, and you get to decide how much to offer any potential buyer’s agent (between 2% – 2.5%). If the buyer does not have an agent, then your final commission is just 1% total! Unlike most, who will become dual agents in such situations, we will not charge extra for an agent-less buyer and will complete their side of the deal as part of the 1% fee.

OPTION 2:
Option #1 with an expert crew to handle repairs & renovations before listing. In exchange for a (still lower than average) 2% listing fee, you will benefit from no out-of-pocket expenses on your rehab and no payment until closing. Net more than if you sold without bringing your real estate up to date.

Commission Details
  • COMMISSION STRUCTURE:
  • • If Jack Schoberg is the only agent involved in the transaction (when the buyer doesn’t have agent representation), then you will only pay 1% total commission when your property sells (2% for Fix Now, Pay Later Renovation Listing). When the buyer comes unrepresented (which is increasingly common, as the buyer finds properties online for themselves), our team will help complete both sides of the transaction for no additional cost (representing both sides is called dual agency, in which one agent will charge both the buy and sell commissions in a transaction. Although it is legal to do, it goes against our goal of high-value representation, we will not enter dual-agency agreements with our clients. Instead, we will maintain fiduciary duties solely to the seller under our 1% listing agreement, and help complete any unrepresented buyer’s offer and paperwork with no additional charges).
  • • At the time of creating your listing, you decide how much commission to offer the buyer’s agent (for when the buyer has agent representation) (usually between 2.0%-2.5%, with 2.5% being the most standard amount). Example: You sign an agreement with Jack Schoberg to list and sell your home with our 1% MLS listing, and you decide to offer 2.25% to any agent that brings a buyer and successfully completes the sale. Your agent enters the 2.25% offering into the MLS with your listing for other agents to see. An agent and buyer show up and make an offer and purchase your property. Total commission would be List: 1% + Buyer: 2.25% = 3.25%. If the buyer does not have representation from an agent, then the total commission would be just 1%!:
  • • To Recap: I will never charge over 1% personally (or 2% for Renovation Listing). If the buyer has representation, you just have to pay their agent’s commission in the amount that you decided on at the time of creating the listing (usually 2%-2.5%)
  • • ADDITIONAL COMMISSION SCENARIO: The last possibility doesn’t come up too often, but I will still disclose it. In the event a client has signed an exclusive buyer’s agent agreement with Jack Schoberg prior to your listing becoming available, or after they seek buyer’s agent representation (without inquiring about your listing specifically). In these cases, the buyer would receive half of the buyer’s commission and I would decline the other half (since normally I split my commission with my buyer clients, but for my listings, I complete the buyer’s paperwork at no extra charge if unrepresented or represented by myself). The commission would be as follows @ 2.25% offered to the buyer’s agent: List: 1% + Buyer: 1.125 = 2.125% Total Commission.
