What’s included in 1%?
My 1% listing fee covers the core services sellers actually need to get top-dollar and close clean: pricing strategy, prep guidance, MLS listing + syndication, marketing coordination, showing strategy, offer review, negotiation, and escrow management through closing.
Are there any additional fees beyond the 1% listing fee?
Possibly, as an option. Depending on the property and what you choose to do. For example, sellers may choose to pay for certain prep items (repairs, renovations, staging, landscaping, cleaning) and sometimes certain marketing upgrades. I’ll lay out options up front so you can decide what’s worth it for your situation. However, my 1% fee does cover everything required for a standard full service listing.
How does buyer-agent compensation work now?
Buyer agent compensation is no longer coupled with the listing fee. When buyers write an offer, their agent will generally have their compensation outlined within the proposed purchase agreement. Upon receiving purchase offers, we will consider and reply as we see fit.
How do you determine the right listing price?
I use recent comparable sales (comps), active competition, pending activity, and consider the “why” behind each comparable sale (condition, upgrades, location, terms, days on market). Then I build a pricing strategy based on the unique features of your property and the timeline and risk tolerance associated with your sale, whether that means going aggressive for speed or positioning for maximum leverage.
What if my home needs work before listing?
That’s common. I’ll give you a prioritized prep plan: what actually moves the needle vs. what’s a waste of money. If you want, I can help coordinate vendors and timing so you’re not managing 10 moving parts yourself. In fact, I have access to programs that will provide an estimate for renovations with complete project management that require no upfront payment until the close of escrow.
What areas do you serve?
For sellers, I generally serve Los Angeles, Ventura, Santa Barbara, and Orange County. If you’re outside those areas, I can still help in many cases—either directly or by partnering with a strong local agent while keeping the same pricing philosophy and standards.
