All California Real Estate Buyers Can Now Get a Cash Commission Rebate for 1.25% of the Purchase Price Refunded Upon Closing Escrow!*
This offer is available to any California Real Estate buyer…
1.) …that chooses professional & exclusive buyer representation (at no cost to you) by real estate agent – Jack Schoberg (DRE# 02078776).
2.) …that has not entered an “exclusive agreement” with another agent, or has not had another agent already show them a property that they are now deciding to submit an offer on prior to signing an “exclusive right to represent – buyer” agreement with agent Jack Schoberg.
3.) …willing to have “proof of funds”** and/or a valid pre-approval/pre-qualified lender’s letter in your possession and also can provide a copy to agent Jack Schoberg at the beginning of representation (or at least before submitting a purchase offer). This is a common requirement of most listing agents (before accepting an offer) to ensure the buyer is serious and we use it (buyer’s agent and buyer) to ensure your offer is as strong as possible therefore giving it a better chance of being accepted by the seller.
4.) …that is putting forth a good-faith effort with the goal of finding a suitable property to submit an “offer to purchase” that is of genuine intent. Keep in mind that you are NOT under an obligation to purchase and NOT required to submit an offer if you cannot find a property that you deem suitable.
5.) (and now for the final and most important requirement!) This offer is available to any California Real Estate buyer…
…that would like to receive a tax-exempt payment for 1.25% of their real estate’s purchase price payable directly upon the close of escrow!***

• “1.25% COMMISSION REBATE” OFFER IS EXCLUSIVE TO CLIENTS OF JACK SCHOBERG (DRE# 02078776) AND THAT CHOOSE TO SECURE REPRESENTATION UNDER AN “EXCLUSIVE RIGHT TO REPRESENT BUYER’S AGREEMENT”.
• THE EXCLUSIVE AGREEMENT REMAINS IN EFFECT UNTIL ONE OF THE FOLLOWING HAPPENS, A PROPERTY IS PURCHASED, OR AN AGREED UPON AMOUNT OF TIME HAS PASSED (COMMONLY 6 MONTHS), WHICHEVER COMES FIRST.
• DURING REPRESENTATION JACK SCHOBERG WILL MAINTAIN PROFESSIONALISM AT ALL TIMES AND PROVIDE EITHER IN-PERSON, VIRTUAL REPRESENTATION, OR A MIX OF BOTH. FOR CLIENTS IN LOS ANGELES AND VENTURA COUNTIES, REPRESENTATION IS PRIMARILY IN-PERSON AND VIRTUAL SECONDARY. SERVICE OUTSIDE OF LA/VENTURA, YET STILL IN CALIFORNIA, IS CONSIDERED LONG-DISTANCE REPRESENTATION, WHICH TAKES PLACE PRIMARILY VIRTUALLY AND IN-PERSON SECONDARY. THE DUTIES OF LONG-DISTANCE REPRESENTATION ARE MAINLY SUBMITTING PURCHASE OFFERS AT THE CLIENT’S REQUEST AND NEGOTIATING PER INSTRUCTIONS IN THE CLIENT’S BEST INTEREST, FOLLOWED BY TRANSACTION COORDINATION WITH THE INTENT OF GUIDING ACCEPTED PURCHASE OFFERS THROUGH TO THE CLOSE OF ESCROW. ALSO, TO REMAIN ATTENTIVE AND SOLVE ANY ISSUES THAT MAY ARISE WHILE MAINTAINING A TIMELY CLOSING.
• JACK SCHOBERG IS BASED IN WESTLAKE VILLAGE, CA, AND WORKS AS AN INDEPENDENT AGENT UNDER BROKER SUPERVISION OF SAN DIEGO, CA-BASED FIRM – PREMIER REALTY ASSOCIATES. *Listing’s that offer buyer’s agents a 2.5% commission (which is the most common amount for MLS listings in California) are eligible for the “1.25% Cash Back Refund”. Should the commission amount offered with the listing be less than 2.5%, the cashback offer becomes 50% of the amount offered (ex. 2% offered by the listing agent equals a 1% refund).
**A typical example of “Proof of funds” would be 1.) proof of down payment in a checking account or investment account (as long as there’s enough liquidity to access the funds within the time needed upon receiving an accepted purchase offer) + a recent pre-approval letter from your lender, or 2.) if making a cash offer then just proof of funds ( in checking/saving accounts or investment accounts w/ adequate liquidity) totaling enough to cover the offer price). You can redact sensitive information such as account numbers, just your name and balance need to remain viewable.
***The rebate amount is often payable directly from the close of escrow, depending on the closing company’s policy. If they prohibit payments direct from escrow to the buyer, then agent Jack Schoberg will issue a check for the rebate amount as soon as the funds become cleared (usually within 3 days of closing).
