How the Buyer Rebate Works

- You hire me as your buyer agent (we put services + compensation in writing).
- We write offers requesting seller-paid buyer-agent compensation (2.5% is typical, but can vary based on offer strategy).
- At closing, you receive 50% of the buyer-side commission — up to 1.25% of the purchase price (Note: in some instances, the rebate may be delivered post-close-of-escrow due to lender/escrow rules).
Buyer Representation Agreements
Because of recent rule and law changes, buyers should expect a written buyer representation agreement before touring and, in California, no later than submitting an offer. I keep it straightforward: you’ll see services, expectations, and compensation clearly in writing.
Who This Is Best For
- Buyers who want a serious agent but don’t want to overpay for representation.
- Buyers who value clean execution (not chaos in escrow).
- Buyers who are competing in areas where offer structure matters.
Simple 4-Step Process

- Quick call: goals, budget, timing, and rebate eligibility.
- Sign buyer agreement (required) + define the plan.
- Tour + target: on-market + off-market angles when it makes sense.
- Offer → escrow → closing: negotiate hard, manage details, close clean.

Yes, commission rebates/credits to buyers are allowed in California, and should be handled through escrow whenever possible. CAR-Commission Rebates.
Is the rebate taxable?
Usually, it’s treated as a price adjustment/credit rather than “income,” but tax situations could vary. If you have further questions, please contact your tax professional. CAR-Commission Rebates.
Do I have to sign a buyer representation agreement?
In practice, yes. National MLS rules require a written agreement before touring for many REALTORS®/MLS participants, and California law requires a buyer-broker agreement no later than submitting your offer (and as soon as practicable).
